Is Refinancing Right for You?
Refinancing replaces your current mortgage with a new one. Done at the right time and for the right reasons, it can save you money each month, reduce your total interest, or unlock cash for important goals. But refinancing involves closing costs, so it's important to understand your break-even point — how long it takes for the savings to cover the costs.
Rate & Term Refinance
Change your interest rate, loan term, or both. Homeowners use rate/term refinances to lower their monthly payment, switch from an adjustable rate to a fixed rate, move from a 30-year to a 15-year term, or refinance from FHA to conventional to remove mortgage insurance.
Cash-Out Refinance
Replace your mortgage with a larger loan and receive the difference in cash. Conventional and FHA cash-out loans typically allow up to 80% of your home's value; VA cash-out may allow more for eligible veterans, depending on the lender. Common uses include consolidating high-interest debt, home improvements, tuition, or building an emergency fund.
Streamline Refinances
If you already have an FHA or VA loan, an FHA Streamline or VA IRRRL may let you refinance with reduced documentation and, in many cases, no appraisal — when there's a clear benefit to you.
